The challenge

An outdated 1960s commercial building has been transformed into 56 modern residential units by leading architects Corstorphine + Wright, using 600 Platinum Rainscreen Cladding panels supplied by Bailey.

Horizon House – in Swanley, Kent – previously operated as serviced offices, catering for small and medium-sized businesses. Bailey’s Rainscreen Cladding was used to give the building a sleek, modern look with a ‘secret fix’ modular design to give the building a cohesive feel.

The solution and approach

The Cladding System was specified in a mix of two powder-coated finishes, to give the building a varied but elegant effect. Each panel was labelled with a reference number that corresponded to a parts list, making identification and installation easy for the sub-contractor, A20 Limited.

The installation was carried out efficiently from top to bottom as the lower-level flats were not completed when A20 started hanging the cladding. While the current Rainscreen Cladding System on Horizon House is flat and relatively simple, Bailey’s design allows for future development if a more complex finish is desired, such as a perforated or curved effect.

Alistair Milne, Director at Corstorphine + Wright, who specified use of the cladding on the project, said:

“We went to Bailey because they are the market-leading brand. I had spoken to them about a previous project, which did not end up going ahead, but was impressed by their products and expertise so approached them again for Horizon House. We were very happy with the finished product, as were the clients.”

The result

As well as weatherproofing Horizon House, Bailey’s Rainscreen Cladding has transformed and regenerated a tired building into a modern residential block, reflecting the luxury flats within.
